How Long Does a Sprinkler System Last? 77450 and 77494 Repair Guide
Much of the housing in 77450 dates to the 1970s through the 1990s, and in 77494, homes from the early 2000s are now past 20 years old. Here's an honest way to decide whether an older sprinkler system needs one repair or a bigger rethink.

How long does a sprinkler system last? When an older system starts acting up in 77450 or 77494, the real question is bigger than the broken part: is the whole system worn out, or is it one bad valve? Here's an honest way to decide. (This is about lawn irrigation, not the fire sprinklers in a building.)
How long does a sprinkler system last?
Sprinkler maker K-Rain says a residential lawn sprinkler system can last about 20 to 25 years, depending on how well it was installed and maintained. That's a manufacturer's estimate, not a guarantee. Heads, valves, pipe and the controller are separate parts, so one failure doesn't mean the whole system is done.

Why this question matters in 77450 and 77494
Census estimates (ACS 2020 to 2024) put the median year built for housing units in 77450 at 1994, compared with 2011 in neighboring 77494. About 6 in 10 housing units in 77450 were built between 1970 and 1999. Those figures include apartments, but utility district and appraisal records point the same way:
- Mason Creek: Mason Creek Utility District says the homes in its area, between I-10 and Brondesbury, were built mostly in the 1970s and 1980s.
- Cinco Ranch: development began in the mid-1980s. Fort Bend appraisal records for Cinco Ranch homes with 77450 addresses put the median year built at 1992 in South Lake Village, 1996 in Southpark, 1997 in North Lake Village, and 1999 in Canyon Gate, Meadow Place and Fountain View.
In 77494, the same Census estimates show about 89% of housing units were built in 2000 or later, but some large neighborhoods are now about 20 years old: Fort Bend appraisal records put the median year built at 2004 in Cinco Ranch West and 2006 in Seven Meadows. Older pockets include Hickory Creek (median 1987), Pin Oak Village (1991) and Falcon Landing (1999).
One big caveat: a house's age does not tell you the sprinkler system's age. Your system may have been replaced or extended since the house was built. But if your system is original to a house built in the 1990s or earlier, it has been in the ground longer than the 20 to 25 years K-Rain describes. A system original to an early-2000s home has reached that range too.

Repair or replace: how we look at it
We only fix what's actually broken, and an older system doesn't change that. If the trouble is one valve or leak or a few heads, each fix has a posted price, and it doesn't commit you to anything bigger.
If your landscaping has changed, like new flower beds the old system never reached, ask about a coverage redesign. Even then, you may not need to redo the whole system. We can extend it: add a zone for $325, add a head (1 to 5 ft) from $125, or move a head (1 to 5 ft) from $95.
If a full new system does make sense, there's no posted price, because every yard is different. New installs are quoted in writing after a $75 full system evaluation.
Upgrades for an older system
If the pipes and valves are sound, start here:
- Swap the controller. A Rain Bird TM2 is $300 (6-zone) or $350 (8-zone), and a Rachio smart Wi-Fi controller is $425 (8-station) or $525 (16-station). See controllers and smart Wi-Fi.
- Replace worn nozzles. A new nozzle is $9.
- Raise sunken heads. A pop-up runs $17 to $35 by height, and a rotor is $25.

If your water district is part of the North Fort Bend Water Authority, check for a rebate first. As of October 2026, NFBWA's 2026 resident rebate program is open, with bill credits of up to $300. Eligible items include weather-based irrigation controllers, rain sensors, and sprinkler bodies and nozzles. NFBWA's rebate form asks for a photo of the product's WaterSense or Energy Star logo, so confirm a specific controller qualifies before you buy. Not every district takes part, so confirm with NFBWA or your MUD. The 2026 list includes Cinco MUDs 2, 3, 5, 6, 7, 8, 9, 10, 12 and 14, Cinco Southwest MUDs 2 to 4, Fort Bend County MUDs 34, 35, 37, 57, 58, 130, 142 and 151, and Harris-Fort Bend Counties MUD 1. Before a big change in Cinco Ranch
Katy-Gaston Road divides Cinco Ranch's two HOAs. Cinco Ranch homes east of it, in 77450 and 77494, are in CRPA (the Cinco Residential Property Association, which covers Cinco Ranch I). Its FAQ, as of October 2026, lists irrigation systems among the exterior changes that need Architectural Review Committee (ARC) approval, and says contractors cannot submit the application for you. West of the road, Cinco Southwest and Cinco Northwest (both in 77494) are in Cinco Ranch Residential Association II, whose guidelines require written Design Review Committee approval for all site improvements before work starts.
